Head of Sales – Residential

The Head of Sales Residentials focuses on overseeing of all ongoing and future residential projects developments, and closely monitor the whole operation in San Pedro projects, Bi-monthly training of sales and project knowledge seminars for marketing partners and brokers.

Responsibilities:

• Establish sales objectives by forecasting and developing annual sales quotas; projecting expected sales volume and profit for existing and new products
• Establish and adjust selling prices by monitoring costs, competition and supply and demand
• Supervises regional sales managers
• Develop key relationships with clients
• Develop long term sales goals
• Understand the competitive landscape and market trends
• Determine annual unit and gross-profit plans by implementing marketing strategies; analyzing trends and results
• Maintain sales staff by recruiting, selecting, orienting and training employees. As well as counseling and disciplining employees; planning, monitoring and appraising job results
• Contribute to team effort by accomplishing related results as needed
• Work with the Sales, Account Management and Operations, teams to implement targeted sales strategy
• Work with internal teams on behalf of clients to ensure the highest level of customer service
· Interface with technical support internally to resolve issues that directly impact partners
• Manage and implement the sales forecasting, planning and buyer driven sales and marketing processes, establishing high levels of quality, accuracy and process consistency for the sales and marketing organization
• Work collaboratively with the sales and marketing teams and fosters a culture of continuous process improvement
• Ensure reports and other internal intelligence and insight is provided to the sales and marketing organization
• Monitor the quality of marketing and sales information and define data improvement programs

• Manage Business Development Partnerships and account management.

Responsibilities:

A. Sales Coordination:
• Monitor and consolidate daily, weekly, and monthly sales reports from in-house sellers and broker networks.
• Track reservation status, buyer documents, inventory availability, and payment schedules.
• Assist in the implementation of sales promos, contests, and broker incentive programs.
• Facilitate site trippings and clients site visits in coordination with property specialists and brokers in the absence of sales coordinator.
• Ensure timely updating of sales inventory, price lists and project availability.
B. Marketing Coordination
• Support execution of on-site and off-site marketing activities (open houses, tripping days, roadshows, and community activations).
• Coordinate with the marketing team on branding materials, site signages, and promotional collaterals.
• Assist in setting up and managing marketing events at the project site.
• Monitor competitor projects nearby for pricing, promos, and inventory comparison.
C. Digital Marketing and Social Media Management:
• Manage and update company digital platforms (Facebook Page, Instagram, Website, etc.).
• Create basic social media content (Captions, Post scheduling, Photo selection).
• Coordinate with graphic artists or third-party digital agencies for campaign materials.
• Respond to online inquiries and comments in a timely manner (lead management for social media inquiries).
• Monitor engagement metrics (reach, likes, comments, shares) and recommend ways to improve performance.
D. Broker and Agent Support
• Coordinate broker briefings, site orientations, and open house events.
• Maintain updated broker contact lists and facilitate timely dissemination of project updates.
• Assist in broker documentation and accreditation process.
E. Administrative Support
• Handle client walk-ins and on-site inquiries when necessary.
• Ensure availability of marketing kits, flyers, and site promotional materials.
• Provide admin support for events, site documentation, and coordination with other departments. (Admin, Finance, and Sales Admin)
E. Reporting
• Prepare and submit consolidated sales, marketing, and broker activity reports on a weekly and monthly basis.
• Provide event post-activity reports with analysis and recommendations.

Qualifications and skills:

• Graduate of any Business-related, Marketing, or Real Estate Management course.
• At least 1-2 years of experience in sales coordination, marketing support, or real estate project coordination.
• Strong organizational and multitasking skills.
• Good communication and interpersonal skills.
• Proficient in MS Office (Excel, Word, PowerPoint) and digital communication tools.
• Willing to work on-site and on weekends (during events and peak sales activities).
• Familiarity with real estate sales processes and marketing operations is an advantage.


Responsibilities:

1. Sales Generation and Client Handling
• Proactively promote the company’s house and lot, or residential lot projects.
• Generate new leads through online marketing, fieldwork, network referrals, and walk-in inquiries.
• Conduct site trippings (project viewing) and present property features, amenities, and investment benefits.
• Assist clients from reservation to turnover process, including documentation support.
• Maintain a pipeline of active leads and nurture client relationships.
2. Customer Service and After-Sales
• Provide timely and accurate information to clients regarding property features, pricing, financing schemes, payment terms, and documentation requirements.
• Guide clients through the property buying process (e.g. reservation, loan, application, and documentation).
• Address client concerns, objections, and queries effectively.
• Ensure high levels of customer satisfaction to encourage repeat business and referrals.
3. Marketing Support
• Participate in company sales events, open houses, roadshows, and property expos.
• Utilize digital marketing channels (social media, property listing sites) to promote the projects.
• Distribute marketing materials (flyers, brochures, digital ads) as directed by the marketing team.
• Submit regular activity and lead generation reports.
4. Coordination and Compliance
• Coordinate closely with the Sales Coordinator regarding inventory updates, pricing, and availability.
• Ensure all client transactions are compliant with company policies and government regulations (e.g. Anti-Money Laundering Act, Data Privacy Act).
• Maintain updated knowledge of project details, promotions, and government housing loan programs.

Qualifications and skills:

• Graduate of any 2-year course (Real Estate, Marketing, Business, or related fields) or 72 units earned in college.
• Strong interpersonal and communication skills.
• Experience in sales (Real Estate, insurance, or other direct selling industries) is an advantage.
• Ability to work independently and as part of a team.
• Willingness to be assigned on-site at the project location.
• Knowledge in real estate selling process and documentation is a plus.


Responsibilities:

• To assist clients and sellers with the entire sales process
• Responsible for documentation (end to end process)
• To handle customer service and all related concern
• To ensure that concerns are acted upon and coordinated
• Facilitate smooth transactions by coordinating with various parties
• Ensure all necessary paperwork is completed accurately and submitted on time
• Assist the sales team in preparing agreements, contracts and other documentation
• With experience in processing loans (Pag-ibig housing loans)
• In-charge of permitting and processing of titles as well as licenses

Qualifications and skills:

• Graduate 4 year course (business related course preferred)
• 1-2 yrs Experience in related field
• Organization skills, customer service, Attentiion to detail, Ability to work with different teams, strong work ethic

Responsibilities:

1. Sellers Network Management
• Maintain and regularly update the master list of accredited brokers, marketing partners and agents.
• Onboard new sellers (handle accreditation requirements, company briefing, and project orientation).
• Ensure active engagement and communication with the sellers’ network.
2. Sales Support
• Provide sellers with updated inventory, price lists, maps, and project information.
• Coordinate site trippings, project briefings, and client presentations on behalf of sellers.
• Monitor and consolidate weekly sales reservations and booking reports from sellers.
3. Sellers Events and Incentive Programs
• Organize sellers activities like site visits, open houses, product knowledge seminars (PKS), and incentive awarding events.
• Track sellers’ performance against incentive programs and contests.
• Help prepare marketing collaterals, announcements, and digital campaigns targeted to sellers.
4. Documentation and Compliance
• Assist in gathering and checking reservation documents submitted by sellers.
• Ensure timely submission of sellers accreditation documents and commission claims.
• Coordinate with Sales Admin and Finance for commission processing.
5. Reporting and Analytics
• Generate weekly and monthly sellers performance reports.
• Monitor sellers attendance in events and training.
• Submit lead generation and follow-up activity reports.

Qualifications and skills:

• Graduate of any 4-year course (Marketing, Business Administration, or related field)
• At least 1 year experience in sales coordination, real estate broker handling, or sales admin work (Real Estate industry experience is a strong advantage)
• Licensed real estate broker is an advantage
• Excellent communication and interpersonal skills.
• Organized and detail-oriented.
• Proficient in MS Office (Excel, Word, PowerPoint).
• Willing to work on-site in San Pedro, Laguna.
• Can work flexible hours especially during events and site trippings.

• Previous experience as a sales executive, sales manager or sales and marketing director
• Ability to communicate, present and influence all levels of the organization, including executive and C-level
• Proven ability to drive the sales process from plan to close
• Proven ability to articulate the distinct aspects of products and services
• Proven ability to position products against competitors
• Demonstrable experience as head of sales, developing client-focused, differentiated and achievable solutions
• Excellent listening, negotiation and presentation skills
• Excellent verbal and written communications skills
• BA/BS degree or equivalent
